Access Control Transitioning Successfully
July 28, 2010
MVHOA’s transition to KnightPro Protection Services continues to be a welcome success.
Bill (President), Damian (Post Commander) and the rest of the professionals at KnightPro, including those hired and now better trained from the previous provider, are really getting the job done for us. As in any transition, there have been some pretty interesting discoveries, including nannies and ex’s who have entered the Village for years without passes, residents who have entered the Village for years without clickers, and service providers claiming that the higher the profile of their client, the more easily they should be let through the gates!
But with better enforcement comes better understanding, and the Access Control committee will meet soon to adjust guard gate and rover procedures to better accommodate the needs of our members.
Meanwhile, the Estates have installed their automated keypad system, giving a non-guarded approach a try. Our Gate Key system, after a few delays, is now up and running (http://gatekey.us/login.php). And our the day and night rovers have stepped up their patrols of the HOA, now that they are no longer paid to patrol the Estates.
The next phase of implementation, now that the courtesy 1-month transition period granted to the Estates draws to a close, begins on August 1. As of that date, all visitors and vendors to the Estates will be required to enter through the Portsmouth gate (using their new keypad system). We are under no obligation to provide free guard services to the Estates or anyone else!
While a month seems plenty of time for Estates homeowners to have notified their guests of the new procedure, we realize there will be some oversights in that arena and therefore some glitches at Gateway for the time being. But MVHOA is a gated, guarded community, and the whole idea is that access is managed! So Estates visitors will be redirected to Portsmouth as practicable, and given handouts explaining the new procedure. For some period of time, our day rover will be re-tasked to assist at the front gate.
Of course a few boo birds appeared on scene as the transition unfolded. Fortunately, truth sets us free from gossip, rumors, and misinformation. Here are a few of those truths:
- Residents of MVHOA and the Estates continue to be able to enter and exit all three gates with their clickers. All hysteria aside, the associations have mutual easements over each others’ gates which were never at risk
- At some point, either or both associations might choose to implement replacements for the familiar clickers. Because it’s impossible to control the distribution of these clickers, we have established a joint team to review the potential of better technologies now available. But whatever the system(s) chosen, each association would have to continue to allow access by the homeowners of both associations (because of the mutual easements)
- Traffic should decline at Gateway and on Village Center as Estates guests and vendors curtail their use of those routes
- KnightPro matched the fee structure of the previous provider and after negotiation agreed to extend those rates for a full year (through June 2011). This is a cost savings vs. the anticipated yearend increases resulting from new regulations taking effect
- There is NO plan to increase dues as a result of the Estates opting out of the formerly shared guard services
- The HOA will no longer need to share in the repair and maintenance costs of the Portsmouth and Mall gates.
- We remain in contact with the Estates to facilitate cooperation, and with an open arm extended to welcome them back to a guarded solution should their members prefer it.
Need more info? Easiest way is to check out the access control links on our website at www.mvhoa.com. Questions or comments?: Same place, using the Online Service Request Form on the homepage. Thanks for your interest, and apologies for the inevitable inconveniences of a transition.
