Here's a nice compliment on our Village repairs vendor, A+ Home Improvements, received from a thoughtful homeowner:

"Edgar recently sent over two of his men to repair/paint my ceilings due to damage from the roof leaks. They did an excellent job. The men were courteous, kept the work area clean and made sure they left my home in the condition they found it. And the quality of the repair/paint is excellent....I can't tell where the damage was!"

Here are the 10 top-ranked issues sited by questionnaire respondents, and parenthetically, what's being done by your Board right now about each:

  1. 98 votes - Avoiding increases in monthly assessments (note: minimal increase in 2009 and zero increase in 2010; strong expense controls are in full force and we're continually looking for more savings despite increasing third party costs)
  2. 94 votes - Avoiding special assessments (none are scheduled and we'd love to keep it that way)

Special BOD Meeting

February 4, 2010

A "special" meeting of the Board will be held Wednesday, Feb. 10 at the Manhattan Village Shopping Center Community Room. The meeting is considered "special" because normally the February meeting is combined with the Annual Membership Meeting. That meeting is being held on March 2 this year, but the Board thought it better to hold the special meeting than to defer February business until March. Notice of this meeting was included in the mailing regarding the Membership Meeting; its agenda will be posted shortly.

Expanded info on previous updates regarding the yearend questionnaire:

  • Management office hours and accessibility:
    • A task force of the Board met with Lesley and the VP of Avalon Management about various matters and concerns on 1/27
    • Many respondents felt office hours were too short,* so these have been extended to 8-5 M-F
    • Many felt it was difficult to connect and communicate with Avalon staff,** so this has been discussed at length

The Security Task Force met with Wackenhut Security this week to discuss improvements in procedures and enforcement.

FIOS Installation Begins

As you've probably noticed, the installation of Verizon FIOS cabling has begun in the Village. The installers have apologized in advance for the inevitable inconveniences this will create (it's difficult to trench roadbeds without intermittent noise and detours). We'll keep you posted on progress as the installation progresses. - D. White

Management Office Hours Extended

January 29, 2010

In response to homeowner requests, management office hours have been a topic of discussion between the Board and Avalon Management. As a result, office hours are being extended. Effective Monday, February 1, the management office will now be open from 8:00 am to 5:00 pm Monday-Friday. Thanks Avalon!
